What is Home Watch?
Home Watch is a scheduled visual observation of your property while you are away. We look for readily visible conditions that may need your attention and document the completed visit. Home Watch is not a licensed residential home inspection, engineering evaluation, or code-compliance inspection.
Do I need to be away for an extended period to use Home Watch?
No. Home Watch can be useful for seasonal residents, extended travel, vacations, vacant properties, or any situation where you would like someone to regularly observe your home while you are not there.
How often can my property be visited?
Visits can be scheduled individually or on a recurring basis. Weekly and twice-monthly service are available, and we can recommend a frequency based on how long you will be away, the property, and the level of attention you would like.
What do you check during a Home Watch visit?
Each visit follows a consistent property-specific checklist. Typical visits may include accessible exterior and entry areas, readily visible interior conditions, plumbing areas, temperature observations, and other items selected for your property. The checklist can be tailored to the home's features and your specific concerns.
Can the checklist be customized for my property?
Yes. Every property is different. Your checklist can include property-specific items based on the home's systems, amenities, additional structures, and any areas you would specifically like documented during scheduled visits.
How long does a typical Home Watch visit take?
Visit time depends on the size and complexity of the property and the items included in the checklist. Larger homes, additional structures, extensive amenities, or properties with unique requirements may require additional time.
Do I receive a report after each visit?
Yes. L&A plans to use HWIT to provide an organized electronic visit report with photos, notes, completed checklist items, and documentation of readily visible concerns observed during the visit.
What happens if you notice a problem at my property?
If a readily visible concern is observed, we will document it and communicate it to you. Depending on the situation and your instructions, L&A can also help coordinate the appropriate next step or service provider. Any repair or contractor work would be discussed and authorized separately.
Can L&A coordinate repairs or service while I am away?
Yes. When requested, L&A can assist with coordinating contractors or service providers for property-related needs. The scope, authorization, scheduling, and any associated costs would be discussed with you before additional services are arranged.
How much does Home Watch service cost?
Individual Home Watch visits currently start at $125. Final pricing depends on factors such as home size, property location, visit frequency, expected visit duration, additional structures, amenities, and property-specific requirements. Recurring service is provided through a customized monthly quote.
Why does the size of my home affect the price?
Larger properties generally require more time to properly complete the scheduled checklist and document the visit. Additional structures, extensive grounds, multiple living areas, and special property features may also increase the time required. We review these factors before establishing your service plan.
Does the location of my property affect pricing?
It can. Travel time and the property's location are considered when preparing a service quote. This allows us to price each property realistically rather than using a one-price-fits-all approach.
Can I see upcoming visits and previous reports?
With supported HWIT Access features, clients can view information such as upcoming visits, completed reports, documented issues, invoices and billing history, property and account information, and in-app communications.
How does billing work?
L&A plans to use HWIT Fundamentals to support invoicing and recurring billing. Your service frequency, pricing, and any additional authorized services will be established as part of your Home Watch service plan.
What areas does L&A serve?
L&A serves properties throughout our designated service area in Connecticut, Rhode Island, and Massachusetts. Property location is reviewed when preparing your quote so we can confirm availability and appropriate service pricing.
